What’s included in the rent?

Rent includes water, sewer and trash collection fees, as well as a fantastic cable package featuring HBO and Big 10 Network channels, the fastest and most reliable Wi-Fi internet connection anywhere on campus. West Quad residents are top priority and enjoy many extras such as free printing, free tanning, package handling services and unlimited access to our exclusive amenities free of charge.

Will my apartment come furnished?

Absolutely! Each unit comes fully furnished with all new appliances and modern euro-style furniture for the most elegant contemporary feel.

What’s an individual lease?

An individual lease means that each resident of the apartment signs a separate lease, and is only responsible for their portion of the rent and commitments of the leasing agreement. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them.

Do I need someone to co-sign my lease?

Only the person residing in the unit needs to sign the lease. However, you will need a qualified guarantor to sign a Guaranty Form as part of the credit portion of the leasing process.

What’s a guarantor?

A guarantor is typically a parent, guardian or someone who is financially stable that can guarantee timely payment on the lease. In the case of student living, we only require a guarantor when the person living in the unit is unable to meet the minimum credit requirements.

Is there an application fee and/or security deposit?

There is a $30 application fee which covers a background check on the resident and the credit check for the guarantor. There is also a non-refundable $100 redecoration fee for all new residents.

Do you allow pets?

We allow pets at West Quad! Please contact our Leasing Office for details, restrictions, and costs.

Do you offer roommate matching?

Yes! If you don’t have any roommates in mind (or enough friends to fill your unit of choice completely), but are ready to secure your spot before time and availability runs out, we’ve got you covered. We offer a comprehensive and completely interactive roommate matching system which gives you the freedom and control to determine who you’ll live with. Or, choose your own roommate by joining our Roommate Rendezvous Facebook Page and chat with our residents.

What kind of security is at West Quad?

The complete safety of our residents is our utmost concern. West Quad is a gated community, allowing access to our residents with electronic key fobs only. West Quad features 24-hour on-site courtesy patrol, resident community assistants, emergency maintenance and surveillance cameras in all public access areas.

But, I can have guests right?

Of course! Residential dial-by-name directories are installed at the entrances to the main building and townhouses, allowing guest entry upon your approval with a press of a button on your mobile phone.

Is there parking?

Yes! West Quad has a private, gated multi-level garage offering two options of reserved, dedicated parking. Some styles of our townhouse units have 2-1/2 car private attached garages.

Can anyone access the amenities?

No. only our residents and their guests have access to the exclusive amenities at West Quad.

What if I have a maintenance request?

Our on-site maintenance team is dedicated to resolving any maintenance related issue quickly and conveniently within a 24-hour period. Maintenance work order requests can be submitted online or in person at our on-site leasing office.

How much is rent?

Rent varies depending on the size of the unit, the floor style preference and the quantity of apartments left to lease. Please contact our leasing office to learn more about pricing before your favorite floor plan sells out.
